Asphalt Repair and Patching - Commercial & Residential


Asphalt repairing can be completed in different means:
Option #1 Replacement of Asphalt. The asphalt is removed and replaced only in the those specific areas that are particularly damaged or deteriorated. When repairing asphalt, some areas may only require a patch over the existing asphalt. The badly broken areas of asphalt that are disintegrating will need to be excavated to a depth needed to stabilize the area under current traffic conditions. Residential may only require a 2" to 3" thick asphalt repair. Whereas commercial may require a 4" to 6" thick asphalt.

Option #2 Patching.  Patching includes the use of fine asphalt mixtures to patch areas where only a thin layer of asphalt is needed. This is usually used to fill low areas where water sits.

Asphalt Seal Coating- Commercial & Residential


Asphalt seal coating is one of the most economical ways to protect your asphalt investment. Seal coating is a preventative maintenance process to protect and preserve your asphalt investment. The method of applying a refined coal tar emulsion sealer mix with additives for the seal coating process serves as a protective barrier atop asphalt surfaces to shield against deteriorating effects.

  • Resists salt and chemical corrosion from oil and gas
  • Reduces the deterioration and extends the life of your pavement
  • Improves the appearance of your asphalt with a rich, black finish

It prevents moisture from rain and snow from seeping into your asphalt pavement causing cracks and potholes. All of these elements breadown the asphalt. We recommend that all our customers make asphalt seal coating a part of their regular maintenance schedule.

Sealcoating is recommended every 2-3 years!

 Crack Filling - Commercial & Residential


Pavement Cracks. It happens, and it can’t be avoided. The #1 repair to cracks is asphalt crack filling. Crack filling is a MAJOR part of the preventative maintenance process done prior to the seal coating process. We clean all cracks prior and apply HOT rubberized crack filler. All cracks 1/4" and wider are filled with a rubberized crack filler prior to sealing. Most cracks smaller than 1/4" are filled with the asphalt sealer. We only recommend to crack fill only straight-line cracks and not alligator areas.


Alligatoring cracks appear in a parking lot, and it means water has penetrated the subgrade layer and that the pavement can no longer support the weight of the traffic. It’s a sign the pavement deterioration requires complete pavement reconstruction to fix.

Line Striping & Pavement Markings – Commercial


Line striping is a great way to revitalize your parking lot. Our Team only uses the best Graco striping machines and commercial-grade traffic paint. Line Striping provides your parking lot lines and markings with a straight, crisp, and new look!


Recommended every one to two years depending on weather and usage. If your paint has started to fade or peel, then it's time to re-stripe. We only use the best, most durable commercial-grade traffic paint.

ADA (American with Disabilities Act)

The American with Disabilities Act is a federal mandate designed to deal with the nationwide inconsistencies when it comes to accessibility requirements. Below, we have tried to distill some of that information down to focus on just one aspect of accessibility as it pertains to parking lots. Sidewalk access to buildings is not covered here as well as many other aspects of the code.
 
Number of accessible parking spaces required for commercial properties, open to the public. 
Accessible space – 8′ with 5′ hash out on the left side, two spaces can share a hash out.  Van Accessible – 8′ space with 8′ hash out on the right side.
